Contractor Sign Restrictions in Ridgeview Ranch

It has come to our attention that there are a lot of contractor signs in our neighborhood.  This is a reminder that Ridgeview Ranch Homeowner’s Association restricts contractor signs, per Article 7 “Prohibited Use” Section 7.08(S) of the Ridgeview Ranch HOA Declaration of Covenants, Conditions and Restrictions (CC&Rs).  Although the Architectural Control Committee has the rights granted by Article 7.08(S) to remove contractor signs without any liability, the Committee is asking everyone to please remove all contractor signs from your yards as soon as the contractor has completed their work on your property.

The following are applicable excerpts from Article 7  of our original Declaration of Covenants, Conditions and Restrictions for Ridgeview Ranch HOA concerning signs.  This “Prohibited Use” Article has been part of our original Covenants, Conditions, and Restrictions and cannot be changed without a 67% vote of the entire community.

     Article  7.08 (S)  No sign of any kind shall be displayed to the public view on any Lot except one (1) professional sign of not more than six (6) square feet advertising the property for rent or sale….   The Committee shall have the right to remove any sign, billboard or other advertising structure that does not comply with the foregoing requirements, and in so doing shall not be subject to any liability for trespass or any other liability in connection with such removal. All signs are subject to the approval of the Committee and may be required by the Committee to be removed if, in the sole judgment of the Committee, they are found to be inconsistent with the high standards of the Project…

The Architectural Control Committee interprets Section 7.08(B) which allows a temporary waiver of prohibited use vehicles, machinery, equipment used during construction, maintenance or repair to extend to contractor signs so we will be enforcing the removal of contractor signs once the work is completed.  Note that this wavier is only for during the time the contractor is actually working on the property, so signs are not allowed before or after the work is being done.

     Article 7.08 (B) No boat, marine craft, hovercraft, aircraft, recreational vehicle, pick-up camper, travel trailer, motor home, camper body or similar vehicle or equipment may be parked for storage in the driveway or front yard of any dwelling or parked on any public street or alley in the Project, nor shall any such boat, vehicle or equipment be parked for storage in the side or rear yard. of any residence unless screened totally from view by a garage, screening structure or fencing approved by the Committee. No such vehicle or equipment shall be used as a residence or office temporarily or permanently. This restriction shall not apply to any vehicle, machinery or equipment temporarily parked and in use for the construction, maintenance or repair of a residence in the immediate vicinity.
