Your Neighborhood Needs YOU!

Do you have ideas you feel would make our community a better place to live?  Do you have special skills that could benefit our community like landscape planning and design, budgeting or financial management, real estate or property management, marketing or community engagement, website management and design?  Do you enjoy spending time with others who want to contribute to the community?  Have you been looking for a way to positively affect your homes’ value in the real estate market?  Or maybe you just enjoy leading your community and have been looking for the right opportunity.  Well, Ridgeview Ranch needs YOU!

We are two months into 2018 and we are gearing up for the Annual HOA Meeting of Membership this spring. (Look for specific dates coming soon!)  One of the most important aspects of this meeting is the nomination and election of board members to serve the Membership.  Volunteering for your community through the HOA is a fantastic way to give back to your own neighborhood, meet new people, make new friends, get to know more about your neighborhood and the city you reside in, add to your volunteer experience, and even to put a toe in the water for a life as a public servant.

The Ridgeview Ranch Board of Directors is tasked with preserving the health and welfare of our community.  Ridgeview Ranch carries five (5) volunteer board members who each serve a three (3) year term.  The terms are staggered so that we are never nominating an entirely new board just a seat or two at a time.  This year there are two (2) board positions open for volunteers.  Once elected, positions like president, secretary and treasurer are voted on my the directors at their first official meeting following their election. So, when you run for a seat, you will still have time to consider where you can make the most impact.  Article five through nine of our HOA Bylaws set out the details of the board and its duties.  You download can find this document on this website’s documents page by clicking HERE.

Basic duties and activities of the HOA Board include:
1) Directing the activities of our community management company and their assigned representatives and agents
2) Voting regarding the imposition and resolution of fines and enforcement rules and regulations contained in our governing documents
3) Reviewing, modifying and approving annual HOA budgets and considering assessment increases if necessary
4) Reviewing bids and awarding contracts to major property vendors for community common areas: pools, playgrounds, entrances, medians etc.
5) Handling member complaints and issues as needed
6) Appointing volunteer leaders for committee work including Architectural Control Committee (ACC), Events, Communication and Crime Watch.

If urgent issues come up between meetings, most can be handled via electronic communication.  Meeting or in-person requirements are only about 16 to 20 hours per calendar year including annual meeting, budget meetings and board meetings.  Of course, you are always welcomed to volunteer more!!!

Annual Meeting Wrap Up

The Ridgeview Ranch Homeowners Association, Inc. had our Annual Meeting of the membership, Tuesday, April 11, 2017 at 7:00PM in the Maribelle M. Davis Library in Plano. The purpose of the meeting was to present accomplishments of 2016, goals for 2017 and to elect one (1) director to the HOA board. Two-hundred, thirty-seven (237) HOA members sent in their proxy/ballots prior to the meeting and approximately forty (40) HOA members attended the meeting in person.  THANK YOU!

If you were unable to attend the event in person, we have posted the meeting presentation here for your review.

Congratulations to Mrs. Anjali Shirvaikar who was elected to serve on the HOA Board of Directors for the next three years.  After the meeting, Directors held officer elections via email.  Officers are as follows:

President: Doris Gallagher

Vice President: Anjali Shrvaikar

Treasurer:  Dione Beilgard

Secretary:  Bridget Todd

Director At Large: George Tanghongs

These positions will be ratified at the next official meeting of the Board on May 16th at 12:00PM at the CCMC offices in Plano.  Officers are elected by the board annually.

Congratulations to the homeowner at 2900 Hagen who won a $50 gift card in the for prize drawing!

2016 Holiday Decorating Contest Winners Announced!

Halloween Decorating Contest Winners Announced

November 1, 2016

Halloween Decorating Contest judging took place Saturday, Oct 29 between 7:00 and 10:00 PM. Judges awarded one winner for each of the four HOA neighborhoods with each winner receiving a $25 Gift Card, a winner sign, and bragging rights.  Winners for each neighborhood are included below:

In addition, judges awarded a Grand Prize to the homeowners at 2513 Geiberger – always a neighborhood favorite – who received a $100 Gift Card, a winner sign, and bragging rights too!

Calloway’s Timely Tips for October Gardeners

fall_clipartUsher in the autumn season with creative displays for indoors and out! Transformation quickly occurs with pots of mums, pansies, cabbages and ornamental peppers when combined with pumpkins, gourds and bales of hay.

Create a spectacular vignette in your landscape with bales of hay, a scarecrow or two, multiple sizes of pumpkins and gourds, pots of garden mums, corn stalks and for more texture consider adding old tools, a set of antlers or birdhouses. The autumn color palette offers a myriad of wonderful colors from which to choose; purples, rusts, gold’s, yellows, oranges, deep greens and browns can be used. Whether you are mixing colors or working with only one, use color abundantly to create massive appeal. Create a pyramid of pumpkins and gourds by selecting different colors and stacking them one on top of the other. Simply displaying a “pile” of pumpkins in the same color palette and different sizes will draw ones eye and interest to an area of your landscape.

Color Creations filled with blooming or colorful foliage plants can be used on patios and porches. Freshen up existing containers by nestling an interesting pumpkin or gourd in amongst the plants. Fill a favorite basket or pot with a mixture of produce for a simple, impressive look. Add a bit of nature into your containers with branches, corn husks, berries and other materials to enhance the overall look.

If you did not apply a pre-emergent herbicide to your lawn in September; apply it by the first two weeks of October. You should also fertilize your St. Augustine or Bermuda lawns no later than the first week of October.

October is bulb buying month. They are in fresh supply and will provide welcome late winter and early spring color for the landscape. Refrigerate Tulips and Hyacinth bulb for at least 45 to 60 days to provide enough chilling to bloom properly. Plant them in late November or early December.
