Your HOA Needs YOU!

The annual meeting of the members of Ridgeview Ranch Homeowner Association, Inc., will be held on Thursday, April 7, 2016 at 7:00 P.M. at the Maribelle Davis Library, 7501 Independence Pkwy, Plano TX.  Registration will begin at 6:30P.M. and will include an opportunity for homeowners to meet and mingle with board candidates, current directors, committee chairs and fellow homeowners.

The purpose of the meeting will be to discuss accomplishments of 2015, objectives for 2016 and to elect two directors for the HOA Board.  Serving your community on the HOA board can be a very rewarding experience.  You will direct the efforts of our management company CCMC, make decisions about how homeowner’s dues are spent and direct efforts to keep our homes and community thriving.  Directors meet every other month and communicate via email if items come up that need attention between meetings.  If you are at all interested in how the HOA works, this is a great way to get involved and help manage the money you contribute to the community!

If you are interested in serving as a director, please complete the candidate form linked to below and return it to CCMC with your completed proxy by March 31, 2016.  Please return your proxy even if you plan to attend the meeting.  In order to make any decisions regarding our community and especially to elect directors to the board, we must have a quorum of our homeowners represented.  The quorum requirement is 20% so in real numbers that means we need 174 people to participate either in person or by proxy.  PLEASE take a minute to fill out and return your proxy by March 31.  One is attached below for your added convenience!

AND as an added bonus, any homeowner submitting their proxy by March 31, 2016 will be entered into a drawing for a $50 gift card.

2015 Property Evaluation and Reserve Fund Study

November 5, 2015

The purpose of this study is to perform a reserve fund analysis and to determine a capital needs plan. It is intended to be used as a tool for the RIDGEVIEW RANCH HOMEOWNERS ASSOCIATION in determining the allocation requirements into the reserve fund in order to meet future anticipated capital expenditures for the community.

The report forecasts obligations for the community thirty years into the future. It should be noted that events might occur that could have an effect on the underlying component or system useful life assumptions used in this study. Likewise, inevitable market fluctuations can have an impact on component or system replacement and repair costs. Therefore, a study such as this should be updated from time to time, usually on a three to five-year cycle, in order to reflect the most accurate needs and obligations of the community.

Ridgeview Ranch Manor – Gate Improvements on the Way!

April 17, 2015

For months we have been encountering issues with a basic need we encounter each day, entering and exiting our community. We have all experienced issues on various occasions and have reported this to our community management company, CCMC. They have alerted the gate company to come and repair what is broken, and they have patched the problems for several years.

Unfortunately, a major breakdown took place early in April. We requested that Metropolitan Gate do an extensive review of all entrances. Based on our discussions with the vendor, the gate motors at both St. Anne’s and Royal Birkdale (entry and exit) will be replaced, upgraded, and have battery backup added as well. Installation of the four motors will be completed in the next two weeks.

This repair provides significant improvements in the reliability of the gates and increases community security.

A letter with additional details will be sent to all Manor homeowners Friday.

2014 is Officially Wrapped!

The Ridgeview Ranch Homeowners’ Association, Inc. had our annual meeting of the membership, Thursday, April 2, 2015 at 7:00pm at the Maribelle M. Davis Library in Plano.  The purpose of the meeting was to present accomplishments of 2014, goals for 2015 and to elect two (2) directors to the HOa board.  One-hundred, seventy-four (174) HOA members sent in their proxies prior to the meeting and approximately forty-five (45) HOA members attended the meeting in preson.  THANK YOU!

Board President, Lisa Coppinger welcomed members to the meeting, and called the meeting to order at 7:00pm.  Quorum to conduct the business of the meeting was obtained by proxy the day prior to the meeting.   Ms. Coppinger introduced directors Alex Johnson, Warren Davidson and Tony Rizzo and CCMC employees in attendance Diane Parker, Joyce Jagodzinski, Melissa Verde and Debra Campbell.  Members in attendance reviewed the minutes of last year’s annual meeting and after a motion by Mr. David Williams and a second by Mr. Danny Davis, the minutes were approved.

With two director’s terms expiring, nomination forms for the board were sent out with the annual meeting notice in early March.  Ms Doris Gallagher and Mr. George Tanghongs submitted nomination forms prior to the meeting for the two open positions.  After both candidates addressed the attendees briefly, Ms. Coppinger asked if there were any additional nominees from the floor.  With no other candidates nominated, Ms. Gallagher and Mr. Tanghongs won directorships by acclamation.

With the elections completed, Ms. Coppinger began a number of presentations by the board, committee chairs and special guests. Items presented include:

  • Shahrzad Tavana, Senior Engineer with the City of Plano, presented information on the City funded project to replace failing retaining walls and landscaping along Independence dr.
  • President Lisa Coppinger presented the HOA’s accomplishments of 2014 and goals for 2015.  She also asked for residents to volunteer to help on one of the four established committees.
  • Vice President Alex Johnson presented an overview of the 2015 HOA budget and how the membership’s annual assessments are utilized for the Association.

Ms. Coppinger then opened the floor to questions from the membership.  Topics of discussion included:

  • Common area and entrance landscaping issues
  • The violation and fining notification process
  • Parking and safety issues along streets and the possibility of a parking policy
  • Manor gate issues and the cost of maintenance for Manor residents
  • The possibility of a special assessment to cover improvement costs at entrance monuments

A questions and answers article will be posted on the website in the coming weeks that will include all questions submitted prior to the meeting along with the results of the survey sent out to homeowners along with the meeting notice.

To close out the meeting, CCMC conducted 2 drawings for all residents who participated in the meeting either in person or by proxy. Homeowners at 2644 Royal Birkdale won a $1,000 front-yard makeover provided by Lindsey’s Lawn and Landscape Company.  Homeowners at 2804 Royal Troon won a $50 gift card.

April Events

April is begining on a busy note here in Ridgeview Ranch.  The spring weather seems to be arriving right on time for us as well!

April 2 – Annual HOA Meeting
The annual meeting for the Ridgeview Ranch Homeowners’ Association is taking place Thursday, April 2nd at 7pm at the Maribelle Davis Library in Plano.  The library is located at 7501 Independence Rd. in Plano.  Notice of the meeting was mailed out to all homeowners in early in March.  Your current Board of Directors will go over 2014 accomplishments and plans for 2015.  In addition, any resident questions that have been submitted prior to the meeting will be answered.  The membership will also be electing two (2) new board members as the terms for Lisa Coppinger and Warren Davidson are complete.  Please contact Joyce Jagodzinsli (jjagodzinski@ccmcnet.com) with CCMC if you can not attend and/or have not yet turned in a proxy form.  Your proxy helps to ensure that the business of the association can be completed at this meeting.  We need more than 170 proxies and/or attendees to make quorum for the meeting!

April 4 – Annual Spring Egg Hunt
It is time once again for our annual spring egg hunt for our young Ridgeview Ranch residents!  This year’s hunt will be held Saturday, April 4th at Ridgeview Park on the playgrounds next to Anderson Elementary.  The hunt will begin at 10am sharp so please arrive early with your dozen (12) filled eggs to participate in the hunt.  In addition to whatever goodies the kids find in their eggs, there will be one prize egg for each hunt participant.  Those eggs can be turned in at the Team Baglietto prize booth for a special prize.  Thanks to Mark & Cindy Baglietto for once again providing these special toys and prizes for our community!

Community Management Team Update

Change is underway once again at CCMC!  Our community is welcoming back a familiar face to once again manage our community.  Diane Parker has been appointed as Community Manager for Ridgeview Ranch and the Manors. With over 12 years of experience in the management field, Diane holds AMS Certification (Association Manager Specialist), CMCA certification,  and also holds a Professional Community Association Manager certification (PCAM) which requires 5 years of direct community association management experience and successfully passing the PCAM Case Study, administered by CAI (Community Association Institute). The vast knowledge, ability and commitment Diane shares with each community she oversees is going to help take Ridgeview Ranch HOA to the next level. As a born and raised Texan, she is happy to be working with us!  

In addition to Diane’s appointment, we are pleased to welcome Joyce Jagodzinski as our Community Coordinator.  Joyce is a native Michigander that moved to Texas in 2011. Joyce’s work experience is diverse and includes the medical, mortgage and banking arenas but her passion for people and communication is a constant in all she does. She joined CCMC this summer as a receptionist in our Plano office and in September happily accepted the new position supporting Diane in managing CCMC communities.

CCMC recently moved to a new building on the Dallas North Tollway in Plano.  Unfortunately, construction issues have adversly affected their phone service.  As they continue to work to rectify their issues, please use CCMC’s main customer service phone number to be transferred directly to our CCMC team.
